FEES TO LANDLORDS

Fee levels may be negotiable depending upon individual landlord’s circumstances and type of property

Let Only: 12% of rent inc. VAT
Includes:
• Marketing of your property
• Accompanied viewings
• Arrangement of all necessary safety checks
• Processing of tenant references
• Collection of first month’s rent from tenant
• Collection and lodging of security deposit with Deposit Protection Service
• Notifying the utility companies of the change in occupancy at the beginning and end of tenancy
• Notifying the local authority of liability for Council Tax at the beginning and end of the tenancy
• Liaising with both parties regarding renewal of the tenancy

Rent Collection: 14.5% of rent inc. VAT
Includes:
• In addition to our Let Only Service, Vickery will also:-
• Collect the rent on a monthly basis and transfer to your nominated account
• In the event of rent arrears, chase tenants and draw these to your attention and provide advice on rent arrears action
• Send monthly statement to Landlord and Financial Advisor if required
• Serve appropriate notices on tenants following Landlord instructions

Full Management: 17% of rent inc. VAT
Includes:
• In addition to our Let Only & Rent Collection Services, Vickery will also:-
• Arrange annual Gas Safety Certificate
• Arrange for any repairs/maintenance to be carried out in accordance with your instructions
• Arrange for any necessary quotations where works are required
• Undertake two property inspections per annum and notify the Landlord of any maintenance issues
• Manage your property on a 'day to day' basis
• Hold keys throughout the tenancy term

ADDITIONAL NON-OPTIONAL FEES AND CHARGES:
35% of the first month’s rent inc. VAT for Full Management
60% of the first month’s rent inc. VAT for Rent Collection

• Agree the market rent and find a tenant in accordance with the landlord guidelines
• Advise on refurbishment
• Provide guidance on compliance with statutory provisions and letting consents
• Carry out accompanied viewings (as appropriate)
• Market the property and advertise on relevant portals
• Erect board outside property in accordance with Town and Country Planning Act 1990
• Advise on non-resident tax status and HMRC (if relevant)

Tenancy Agreement fee (only applied to Let Only) £60 inc. VAT
Property Visits during void periods (if requested) £60 inc. VAT per visit
Serving of appropriate notices on tenants (Let Only) £30 inc. VAT
Arranging cleaning, key cutting or other maintenance services £30 inc. VAT

Deposit disputes (Let Only & Rent Collection)
£90 inc. VAT for Alternative Dispute Resolution
£60 inc. VAT for Single Claim

Check out Fee (Landlords share)
• Agree with tenant check out date and time appointment
• Instruct inventory provider to attend
• Negotiate with landlord and tenant any disbursement of the security deposit (Full Management only)
• Return deposit as agreed with landlord and tenant to relevant parties
• Remit any disputed amount to Scheme for final adjudication (see above charges)
• Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items (Full Management only)
