NOTES FOR PROSPECTIVE TENANTS

Prior to the commencement of the tenancy, the following initial monies are payable:

1. Tenancy Set-Up Fee – payable immediately as proof of your intention to rent the property through Vickery & Company Limited – this is non-refundable. On completion of all the necessary formalities required to complete the tenancy, this sum will be set off against the cost of referencing, Right to Rent check, contract negotiation and arranging the terms of the tenancy and tenancy agreement:

1 Person = £399.00 inc. VAT
2 People = £549.00 inc. VAT
3 People = £699.00 inc. VAT
4 People = £849.00 inc. VAT
Guarantor = £150.00 inc. VAT
Company = £500.00 inc. VAT


2. a) First months’ rent

b) Security Deposit (equal to 1½ month’ rent) - A sum of money which is held by the Deposit Protection Service throughout the duration of the tenancy to cover dilapidations and/or outstanding accounts which may occur at the termination of the tenancy. This sum is returned at the conclusion of the tenancy once dilapidation charges/outstanding amounts have been agreed and deducted, if necessary.

c) Check-in Fee – Please note that an additional charge of £25.00 inc. VAT will be made for a check-in appointment on Saturday:

1 Bedroom = £150.00 inc. VAT
2 Bedroom = £175.00 inc. VAT
3 Bedroom = £210.00 inc. VAT
4 Bedroom = £235.00 inc. VAT
5 Bedroom = £270.00 inc. VAT
6 Bedroom = £295.00 inc. VAT


THE INITIAL MONIES MUST BE PAID BY BANKERS DRAFT AND SHOULD BE MADE PAYABLE TO VICKERY & COMPANY LTD. MONIES MUST BE BROUGHT INTO OUR OFFICE THE DAY BEFORE THE CHECK-IN APPOINTMENT, ALONG WITH THE SIGNED TENANCY AGREEMENTS AND STANDING ORDER MANDATE.

(Please note that the letting department is closed on Sundays)

3. Future rental payments - All rental payments must be paid by standing order and must leave the tenants bank account 5 days prior to the rent due date in order to allow for necessary bank/building society clearance times.

In addition, you are liable for all bills at the property including Council Tax. You should also arrange insurance to cover your contents in your new home. If the property is occupied by persons who do not form a single household, then the landlord may be responsible for the Council Tax and in this case the amount due will be added to the monthly rental.

4. Deposit Handling - Following legislation introduced in April 2007 all security deposits are required to be held in a Government approved scheme. Vickery use the Deposit Protection Service (DPS). Should you require information on this scheme please visit www.depositprotection.com
